How pricing works

We don't post prices on this site, because the same valve costs different amounts in a crawl space and under a slab. Here is how we get to a number.

  • What decides the price

Coastal jobs are priced by where the pipe is and how long it takes to reach it.

    • Where the pipe runs: crawl space, slab or buried.

    • How high and how reachable the work is.

    • Pipe material and age.

    • Whether a permit and an inspection are needed.

    • Whether the valve or heater is on the van or on order. After a storm, orders run behind.

  • What the estimate includes, and what it doesn't

The price covers the plumbing work we describe in it.

    • Included: labor, the parts we install, hauling away what we remove.

    • Not included: drywall, flooring, insulation, paint or drying out, which are other trades' work.

    • Permit fees appear on their own line.

  • What happens at the visit

We look first and say what we found before we touch a tool. The visit has a fee, stated on the phone. If you approve the repair at that visit, the fee comes off the repair price.

  • After hours

Calls outside weekday hours, on weekends, on holidays and during a storm watch cost more than the same job by day. The on-call crew lead answers at night. We say the charge on the phone before we drive over, and you decide then.

  • When you get the number

Before work starts, in writing, by text or on paper. It is a fixed price for the work we described, not a running clock.

  • If the job changes

If we open a wall and find more, we stop and send you a revised written price. Nothing goes ahead on a handshake.

What people ask about cost

What does a visit cost?

The visit has a fee, which we state on the phone. If you approve the repair at that visit, the fee comes off the repair price. The page on how pricing works has the rest.

Do nights, weekends and storm nights cost more?

Yes. Calls outside weekday hours cost more than the same job by day. We say the charge on the phone before we drive over, and you decide then.

Will I get a price before you start?

Yes, in writing, by text or on paper, before any work starts. If we open a wall and find more, we stop and send a revised price.

Who answers the phone at night?

The on-call crew lead for that night. By day, dispatch answers and sends the nearest crew.
